Life, Fairways at Mauna Lani Style
Simple, sweet, luxury living is how I would describe the Fairways at Mauna Lani. Upon entering the subdivision, the first thing you notice is the mature landscaping. Surrounding many of the homes, it gives the units extra privacy, a peaceful connectedness with tropical surroundings, and the unique atmosphere of Hawaii resort luxury. In the center of the complex, there are mango trees, banana trees, lime trees, pineapples, and a calamansi tree.
Approaching a Fairways at Mauna Lani home, you notice the Ohi’a (endemic flowering trees of Hawaii) wood throughout the building design. Substantial Ohi’a posts are used for both the entrance and lanai designs.
Each of the 126 2-story townhomes offer a two or three bedroom floor plan option, a single car garage, and one or two lanais. Floor plans range from 1,289 to 1,933 square feet of living area with a price range of $589,000 to $795,000 (as of this writing, but subject to change).
2-Bedroom vs 3-Bedroom
There is a great deal of variation in the floor plans of the 2-bedroom or 3-bedroom home choices in Fairways.
2-Bedroom Condo Floor Plans
Two separate floor plan options are offered for the 2-bedroom condos.
One floor plan option has large vaulted ceilings with large windows in the living rooms that bring in a lot of natural light. One bedroom is downstairs and one upstairs.
The other 2-bedroom floor plan option offers both bedrooms located upstairs with a bonus extended area offered in the master bedroom, useable as an office or lounge area. Both of these 2-bedroom floor plan options offer two lanais – one downstairs and one upstairs. This is a favorite feature of mine!
3-Bedroom Condo Floor Plans
The 3-bedroom condo floor plans locate the master bedroom downstairs with an extra large impressive master bathroom and walk-in closet. The other two bedrooms are located upstairs. The kitchen layout has a large amount of counter space, something I really love! Also, some of these 3-bedroom units are located in the heart of the community and circle around the amenity center with the large lawn garden area, providing more spacious surroundings and convenient access to activities.
Weather and Rain
Resort life at Mauna Lani is extra sweet since the area does not receive nearly as much rain as many other parts of the island. The average monthly rainfall is 0.5-4 inches, dependent on the time of year. The average temperature range is 65 degrees to 89 degrees.
Home Owners Association (HOA)
Included in the Fairways monthly HOA dues are: general and common area water, sewer, basic cable, trash pickup, common areas, amenity center, inside and outside quarterly pest control, and discounted fiber optic high speed internet options with Hawaiian Telcom.
Fairways at Mauna Lani employs a full-time property manager (Zach) who is in the office or on property Monday-Friday 8:00am-2:00pm.
Pet Policy and Solar Panels
Per the Covenants, Conditions & Restrictions (CCRs) of the HOA there are no restrictions on pet size or number of pets. The only rule is that dogs must be on a leash in the community.
As for solar, it is very rare to find a community that allows solar panels because so many of the condos share a roof. Fairways at Mauna Lani does allow solar panels, with prior approval from the HOA. Owners of the smallest floor plan in Fairways recently installed 13 photovoltaic solar panels.
Holoholokai Beach Park is only minutes away from the Fairways. The park offers an amazing trail for viewing ancient Hawaiian petroglyphs. This fascinating collection of petroglyphs is one of the largest in the island chain and offers more than 3,000 drawings to be viewed! Another trail you can enjoy is the Ala Kahakai National Historic Trail. This trail follows the coastline and is a gorgeous walk past the Fairmont Orchid, the renovation of the Mauna Lani Resort, and continues on to Mauna Lani Point.
