As someone with an interior design background, I can’t emphasize enough how important staging is when it comes to helping people visualize a space, presenting your home in the best possible way, and attracting potential buyers. Here are my top 4 reasons why staging is so impactful: 

  1. Furniture Provides Scale
    This is arguably the most important reason why staging can be critical: it helps people understand the size of the room and how furniture might fit, especially in those awkwardly sized spaces. Empty rooms can appear deceptively small because there’s no point of reference, but furniture provides buyers with visual anchors to judge room size accurately. For example, you’ve probably walked into an empty bedroom and thought “there’s no way we could fit our queen-sized bed in here” or into a bare living room and thought “this space is too small for our sectional”. In reality, that same bedroom might comfortably fit a king bed, nightstands and a dresser. Without a point of reference, like a bed in the bedroom or a sofa in the living room, it’s hard for buyers to truly visualize the scale and potential of the space.

    A key step of the staging process is decluttering and depersonalizing your home. Even the most beautiful furnishings and furniture layouts can lose its impact if a space feels crowded with personal items. Tidying up excess belongings helps create a clean, open canvas that allows buyers to focus on the home itself rather than distractions. Simplifying allows each room to feel more spacious, organized and inviting, making it easier for buyers to picture their own lives unfolding in the space. 
  3. Highlights a Home’s Best Features
    Thoughtful design draws attention to what matters most in a home. Whether it’s showcasing natural light, highlighting an open floor plan, or drawing focus to a unique architectural detail, the right furniture layout plays a key role in guiding the eye. A strong furniture layout not only defines how a room is meant to function, but also creates a natural flow that makes the room feel inviting and intentional. Without staging, potential buyers might struggle to see how the space could come together and be used. 
  4. Staging Creates Emotional Connection
    When a space is thoughtfully furnished and styled, it allows buyers to imagine themselves living there, how they could experience everyday moments, and evokes the feeling of truly being at home. We’ve probably all had the experience walking into a perfectly staged home and thinking “Ahh, I could have my coffee here in this chair by the window every morning”. That’s exactly what staging is meant to do! Every piece of furniture, every decorative detail and accessory contributes to that feeling of warmth and comfort.

  • “83% of buyers’ agents said staging a home made it easier for a buyer to visualize a property as a future home”. 
  • “Staging the living room was found to be the most important to buyers (37%), followed by staging the primary bedroom (34%), and staging the kitchen (23%)”. 
  • “17% of buyers’ agents said that staging the home increased the dollar value offered between one and five percent, compared to other similar homes on the market that were not staged”.
